Single Story Designs. In the domain of new residential construction building a single story dwelling on a concrete slab is by far the most economical way to build, cost per square meter nothing comes close.

On the North Coast of New South Wales new residential construction is largely dominated by single story dwellings. As well as the cost benefits associated with building on one level there are also other benefits to consider, generally build times are much shorter for single story construction there are no stairs to climb up and down and the dwelling and yard may be easier to maintain. New land estates in Ballina, Lismore and the Byron shire will generally have a steady supply of land becoming available that is suitable for single story slab construction. 

What are the pitfalls of building single story ? The short answer is there isn’t any, that is if you have purchased the right block of land. Land in new land estates on the northern rivers will often be priced higher if the slope is gentle of flat, these blocks are also usually the first to be snapped up quickly despite there higher price tag. Alternatively land with more slope or has a shape that is less than ideal are price much lower. In almost all instances the land that is priced higher with less slope will cost less to build on and the total package of house driveways retaining walls and landscaping may end up much more than that of the higher price land. We have seen first hand many clients that thought they got a bargain on a new land release only to find out the extra cost associated with the cheaper block. How to pick the right design ? Weather you are looking to build a standard builders plan a complete custom design or something in between the fundamentals are the same, typically you may have heard builders spooking that they design to take advantage of the buildings orientation, while this is very important most all builders with a standard plan set’s will reverse the design of any plan to position for the ideal orientation, while this is very important there are other factors to consider which are the size, shape and direction of slope on the block which are equally as important. if the slope of the block is from front to back it is important to use the width of the block while trying to limit the depth as depth will in most cases equal higher costs in excavation retaining and landscaping, where a block that slopes from one side to another using the length of the block and limiting the width is probably more practical and one thing to consider early is the position and slope of a driveway, usually positioning a driveway on the high side of the blocks frontage is most practical for land that slopes up and on the low side for land that slopes down. of course if you purchase land with gentle or not much slope you will have more options. 

how do i know i’m getting sound advice ? Ask. Ask your builder  what there qualifications are and how long they have been doing there job, ask about landscaping and additional work you will need to complete yourself. If your builder isn’t willing to talk about this upfront than chances are they are trying to sell you a home not build you a one.
